What is that one thing that you wished you'd know about to ask - BEFORE you bought your first home?

𝗪𝗲 𝗰𝗮𝗻'𝘁 𝗮𝘀𝗸 𝗮𝗯𝗼𝘂𝘁 𝘀𝗼𝗺𝗲𝘁𝗵𝗶𝗻𝗴 𝗶𝗳 𝘄𝗲 𝗱𝗼𝗻'𝘁 𝗸𝗻𝗼𝘄 𝗶𝘁'𝘀 𝗮 '𝘁𝗵𝗶𝗻𝗴!' Hindsight is a wonderful thing. Having prior knowledge of knowing what to ask when you're doing something for the first time is another. As an agent I like to make sure both sides, Buyers and Sellers, are well aware of the in's and out's of what they're signing up for. Surprises aren't always a good thing.

Who would have thought that the property is at the Buyers risk from date of contract in Queensland when they haven't even had their Building and Pest done yet? That's a doozy. Then there's the 'Cooling Off' clause of 5 business days where the Buyers can just terminate the contract, but there's a cost involved. Yes, it's in the fine print but unless it's pointed out to you, you'll probably miss it in the heat of the moment before 'Buyer's Remorse' kicks in. Or how about the possibility of settlement day being put off by up to 5 business days if the Buyer or Seller chooses to exercise this right?

Make sure you are fully informed when buying and selling. Don't be rushed. Ensure everything is explained fully to you. If you're still unsure then seek advice from your Solicitor prior to signing a contract.
